Benefits to First Time Home Buyers of Getting Pre-Approved for a Mortgage

When I talk to first time home buyers, lots of questions come up about loans. One of the most frequent questions I receive sounds like this: “I am interested in buying a home and agents keep telling me I need to talk to a lender. Can you take me to see homes I am interested in or do I need to wait and talk to a lender first?” My advice may be a bit different than that of a loan officer, so I am here with Mike to get his take. Mike is my go-to man for anything having to do with loans and lending here at Berkshire Hathaway HomeServices. His advice is as follows:

“As a first time home buyer, going online to see what is available in your community is a great first step and important piece to the puzzle. Then, talking to an agent is the next best step. Agents can give detailed information on schools, homeowner association fees, the condition of homes, and more. They are the licensed professionals who can ultimately get you inside of homes to take a look. Talking to a lender in conjunction with a qualified real estate agent is important for understanding what you can afford. A lender can also help you get a pre-approval. If there are any issues, we can confront them right away so that there are no surprises later on in the transaction.”

We will touch on this more in another video, but for now Mike explains a bit about the pre-approval process. It involves collecting your income and asset documentation, accurately calculating your income and debts, and running ratios based on that information. The pre-approval statement will provide you with a maximum sale price, maximum loan amount, and other affordability details that are important to your home purchase.

1. Know your location. Being knowledgeable about the location you want to live in is one of the most important things to know as a first time home buyer. Search online and read details.

2. Find a qualified professional Realtor. Working with a professional that you know, like and trust will help smooth the process and get you correct information in a timely matter.

3. Work with a lender right away! After finding and talking to your agent, call a lender and communicate with both professionals in order to find you the home that fits all of your needs at the right price.
