Pacific Highlands Ranch Adds Another Collection of 16 Single Family Homes
Carmel Valley is a growing area of San Diego, with new construction being a pretty popular occurrence. In the past few years there have been hundreds of homes and a new village of restaurants and shops that have been built just within a few minutes from my home off of Carmel Valley Road. Keeping up with what is going on everywhere can be exhausting, so I created a Pacific Highlands Ranch e-mail list (join here) for those that live in the PHR area and would like to get weekly details. This week we discuss a new development of homes in PHR called Meadowood built by Hallmark.
About the Homes
This new community of 16 two-story, single family homes will be just off Carmel Valley Rd. (on the corner of Rancho Santa Fe Farms Rd.) next to the 17 Pardee Casabella Collection of homes that were just completed this past month. This new collection of Hallmark homes is expected to be completed in fall of 2018, and the interest list has already begun forming. These homes will be detached and will feature an open floor plan with “bright open air kitchens leading into large great rooms.”

About the Area
Pacific Highlands Ranch is an especially unique part of Carmel Valley, with so many new additions all the time! Here you can find information about nearby shops and restaurants, and here you can download a more intensive guide to Carmel Valley which goes through specifics about safety and school information. The homes in this new Hallmark community will be part of the award winning districts of Solana Beach and San Dieguito, and will also gain access to the resident’s recreation center and pool nearby.
Affordable Housing Units
Along with 16 single family homes, there will also be two duplexes on this Hallmark property, totaling for units that will either be rented or purchased. These 4 units will include 3 bedrooms and 2.5 bathrooms each, and will have a two-car attached garage. The owners of these units will be selected based on a waiting list (that currently is about an 8-10 year waiting period) and will pay a Monthly Housing Cost of no more than 1/12th of 30% of 60% of the Area Median Income. According to the San Diego-Carlsbad-San Marcos Metropolitan Statistical Area, our Median Income for 2015 was $67,320.
